What is Seller’s Stamp Duty (SSD)?

A stamp duty you pay only if you sell residential property within the holding period after buying it — 4 years for homes bought on or after 4 July 2025, and 3 years for those bought earlier. The rate tapers each year and drops to zero once the holding period passes.

How the holding period works

Seller’s Stamp Duty applies only if you sell residential property within the holding period after buying it. For homes bought on or after 4 July 2025 the period is 4 years; for earlier purchases it is 3 years. The clock runs from your purchase date, and once the period passes you pay no SSD at all.

The current rates

Under the 4-year regime, SSD is 16% if you sell within the first year, then 12% in the second year, 8% in the third and 4% in the fourth, before dropping to zero. It’s charged on the sale price or market value, whichever is higher. SSD is designed to discourage short-term flipping, so it mainly affects sellers who need to exit a property soon after buying.
