What is Minimum Occupation Period (MOP)?

How long you must live in an HDB flat before you can sell it or rent out the whole unit — 5 years for standard flats, and 10 years for the newer Plus and Prime flats. The clock starts when you collect your keys.

How the clock works

The Minimum Occupation Period is counted from the day you collect your keys and actually live in the flat; time when you’re not occupying it doesn’t count toward the MOP. It’s 5 years for standard flats and 10 years for the newer Plus and Prime flats. Renting out the entire flat is not allowed during the MOP.

What you can do after MOP

Only after completing the MOP can you sell the flat on the open market, rent out the whole unit, or buy private residential property while keeping the flat. During the MOP you may still rent out spare bedrooms, as long as you continue to live in the flat yourself.
