What is Loan-to-Value (LTV)?
How much of a property’s price you are allowed to borrow. Your first housing loan is capped at 75% LTV, so you must fund at least 25% yourself — and for a bank loan, at least 5% of the price has to be in cash.
How much you can borrow
Your first housing loan is capped at 75% of the property’s price or value for a bank loan (and 75% for an HDB loan), so you must fund at least 25% yourself — with at least 5% of the price in cash for a bank loan. A second concurrent housing loan is capped at 45%, and a third or more at 35%.
When the limit drops
The LTV falls to 55% on a first loan if the loan tenure stretches past 30 years or runs beyond your 65th birthday — and the required cash portion rises too. Lower LTV limits sharply increase the cash and CPF you need upfront, so loan tenure and your age at the loan’s end are worth checking before you commit to a property.
